Oliver Hume Kicks Off 2020 With Over 300 Settlements

Property services group Oliver Hume has started the new year on a high, with the group’s asset management business settling the sale of more than 300 individual properties since January 1 with the balance to be finalised in the coming weeks.

The settlements, which were spread across three different projects around Melbourne, were managed by Oliver Hume’s in-house asset management team, headed by experienced property executive Ann-Marie Hardwick.

Oliver Hume Asset Management is a pre and post-settlement, rental and property management service that complements Oliver Hume’s core marketing and sales and funds management operations.

The settlements follow completion of major construction at three projects - The Principal at North Melbourne, CIRQ at Point Cook and The Mercer at Western Beach in Geelong.

Oliver Hume Chief Operating Officer Julian Coppini said the large volume of settlements required sophisticated systems and processes to ensure the interests of both buyers and developers were protected.

“Settlement can be an incredibly complex and frustrating process for all parties,” he said. “Using the experience, we have gathered over thousands of individual settlements we are able to foresee and manage any problems before they become a major issue.”

Oliver Hume provides buyers’ support through their OH Care Settlements system including help managing pre-settlement inspection, assisting with reporting of defects, arranging access for valuers, key collection and handover from the developer in time for settlement for both owner-occupiers and investors.

Oliver Hume Home Loans also plays an integral role in preparing purchasers for settlement. Their access to over 45 lenders as well as a unique combination of high standards and streamlined processes means those settling with Oliver Hume Home Loans and Care Settlements have a one-stop-shop for all services.

On many projects Oliver Hume also has exclusive access to a dedicated rental and property management team prior to settlement, making rental of and investment property seamless.

“Our commitment to buyers continues through the settlement phase, including after settlement support,” Mr Coppini said. “We’ll also help you to find tenants for their new property and will manage all their ongoing property management needs.”

The Principal in North Melbourne, which was developed by Oliver Hume Property Funds, includes 147 apartments 1,2 and 3 bedroom apartments. The David Watson Architects-designed project includes a residents’ lounge, roof terrace and dedicated ‘lifestyle manager’.

Following settlement about 40 of the apartments will be managed by Oliver Hume’s dedicated property management team.

The CIRQ project, which was developed by Development Victoria and designed by Rothelowman, has already settled the 28 townhouses in December with a further 41 due to be handed over to new owners in March and April as construction is completed.

The settlements team is also in the process of handing over 127 apartments at Sun Corporation’s The Mercer project in Geelong which has seen a large number of apartments settled already.

This elegant architectural project features more than 30-floor plans and sweeping terraces taking in shimmering bay and city views across 15 levels. The harborside location at Western Beach will give the new owners a unique inner-city lifestyle with everything from restaurants, shopping, theatre and music to education, transport and world-class healthcare on their doorstep.
